What is a Home Watch company? Home Watch is known by many names: House Watch, House Check, Home Concierge, Home Caretaker, Absentee Home Service, Property Watch and so on. Regardless of the name, a Home Watch service performs scheduled inspections of unoccupied properties while the owner is away.
Our trained professionals at The Home Watch Team visually inspect your home and grounds, watching for leaks, mold, pests, weather damage, and more. Our team will check both inside and outside the home, including windows, doors, garage, pool area, landscaping, and irrigation system. This allows us to catch small problems or issues before they become costly repairs. Any concerns can be addressed right away before major problems arise.
The Home Watch Team will help make sure everything in your home is running properly. If something has quit working we will let you know that it needs to be repaired!

The Home Watch Team can quickly inspect the damage, take photograhs, contact a company to mitigate damage and have the necessary repairs started. We can contact a company to tarp a damaged roof, have a company extract the water, have broken windows boarded up, and take other emergency measures as needed.
The Home Watch Team will use techniques like varying visit schedules and leaving lights on timers to make your home looks lived-in.
We will park in the driveway, collect mail and/or packages, and remove flyers from the door. We might also pick up loose branches and sticks from the front yard while we are there!

Home Watch is an essential service for every seasonal resident. Homeowner’s insurance policies must be carefully scrutinized to understand the difference between an unoccupied and vacant home. Policies also dictate the frequency of visits. When there is a damage claim and no proof that the home has been checked, denial of the claim is almost assured. Most policies require visits every 30 days in occuppied homes to be a covered claim.
No. We are not a house sitter. Our core service includes periodic visits to your home where we follow a specific and mutually agreed upon checklist. We are in your home for less than an hour per visit and take great pride in making sure your home is as you left it for your return. House sitters are not looking to be caretakers. They are looking for a place to stay and get paid in a nice area with 24/7 access to everything in your home. We dont stay in your home, we just conduct an inspection of your home!
It should be in the AUTO position. The ON setting can destroy your home! There are two choices: AUTO or ON. The thermostat fan should be in the AUTO setting, so your AC operates properly and draws humidity out of the air, which can result in several gallons of moisture in a single day. If the thermostat fan button is in the ON position, the humid air will continue to circulate and almost guarantee mold growth. This is the single most common mistake made in Florida by homeowners and untrained home watchers. This type of problem and issue is typically NOT covered by Insurance carriers because its considered a humidity issue.
Some homeowners insurance policies may have a clause in them that requires an unoccupied or vacant home to be checked on within a specified number of days. The clause can be a bit vague because it does not specify who needs to check the home. If your insurance policy states that your unoccupied or vacant home must be checked within 10 days and your home watch provider checks it every 2-4 weeks, then you need to change the frequency of visits to weekly. You do not want to have an insurance claim denied because your home was unoccupied for 14-30 consecutive days without being checked on. We recommend our Home Watch Team inspect and check on your property every 29-30 days.

NO. While we check your property, we are NOT a home inspector. Home inspectors are usually involved at the sale of a property and do a detailed inspection of the structure, plumbing, electrical and heating and air condition systems. The Home Watch Team provides a visual inspection of your vacant home or property looking for obvious issues. But if you need a Home Inspector, we have one we can refer to you and that you can call!
NO. We ARE NOT a property management company. Property management is the daily oversight of residential, commercial, or industrial real estate by a third-party contractor. Generally property managers take responsibility for day-to-day repairs and ongoing maintenance, security, and upkeep of properties. They usually work for the owners of investment properties such as apartment and condominium complexes, private home communities, shopping centers, and industrial parks. This is not what The Home Watch Team does.
The Home Watch Team is a professional service necessary for seasonal homeowners or individuals that spend lengthy periods of time away from their home. Home Watch is defined as a visual inspection of a home or property, looking for obvious issues. A Home Watch service is designed to bring you peace of mind knowing your home is cared for.
